Retiring in Mexico

Many Americans decide to spend their retirement living in Mexico because of the country’s climate, beauty, and financial benefits.  Especially after the housing market crisis and economic recession, many Americans nearing retirement age are looking for more affordable ways to live after retiring.

Depending on the location, real estate in Mexico can be anywhere from 20 percent to 40 percent cheaper than real estate in the U.S.  Also, the cost of food in Mexico is between 30 and 40 percent lower in Mexico.

The cost of doctor and hospital visits in Mexico can be 80 to 90 percent less expensive than in the U.S.  As retirees enter the later years of their lives and often need more frequent medical attention, many find the savings on health insurance and healthcare in Mexico extremely attractive.

Investing in pre-construction phase properties in Mexico

Investing in properties in Mexico that are in the pre-construction phase offers advantages that purchasing completed properties cannot.

For example, in tourist areas like Playa del Carmen, many investors have taken to “flipping” properties that they have purchased before completion to sell for a profit.  Also, properties in the pre-construction phase in popular Mexican tourist areas are more likely to experience appreciation due to both their location and an “automatic appreciation” that occurs when an incomplete property is purchased at a discount.

However, if an investor does not take certain factors into consideration when purchasing property in the pre-construction phase, these types of purchases may be more risky than purchasing completed property.

Experts recommend that investors looking into pre-construction property consider the area’s market conditions.  Developers may be less likely to complete projects if they are unable to sell enough of their properties.  It is also important to research a builder’s reputation before investing in any type of real estate.

Furthermore, because there are fewer regulations in Mexico concerning construction plans than in the U.S., investors should negotiate and carefully review the details of a purchase agreement.  A purchase agreement should include specifics on amenities, payments, security, non-compliance, and more.

Sara Lee sells portion of business to Mexico’s Grupo Bimbo

Monday, Illinois-based Sara Lee Corp. announced that they have agreed to sell a portion of their business to Mexico’s Grupo Bimbo.  The sale includes all of Sara Lee’s bakery business in Spain and Portugal and 7 manufacturing facilities.

Sara Lee agreed to sell this part of their business to Grupo Bimbo for approximately 154 million USD.  Company executives say the deal should close within 60 days.

In addition, executives at Sara Lee say they were interested in selling the Iberian portion of their bakery business in order to narrow their focus as a company.  Sara Lee hopes to limit their international business to tea and coffee production and focus their North American business on their Jimmy Dean and Hillshire Farm products.

“Divesting the bakery business allows Sara Lee’s international portfolio to become simpler and more focused on coffee and tea, the categories around which we are building a leading pure-play international company,” said Sara Lee Chairman Jan Bennink.

Baja to make medical malpractice claims public

Over recent years, more and more Americans are traveling to Mexico to receive medical treatment.  In addition, cities that border the United States, like Tijuana, are making efforts to improve their standards of medical care in order to attract more American patients.

Unfortunately, medical malpractice still occurs and many American patients need to file malpractice claims against doctors and hospitals in Mexico.  The most common types of medical malpractice claims filed by Americans in the state of Baja, Mexico are against plastic surgeons, gynecologists, and dentists.

Netflix expands business to Mexico

This month, Netflix Inc. expanded their services into Mexico and several other countries in Latin America.  The move into Mexico and Latin America is the first international expansion since Netflix added operations in Canada in September 2010.

Netflix CEO Reed Hastings announced the business expansion at a conference in Mexico City.  He predicts that operations in Mexico will become profitable after about 2 years.

The decision to expand comes shortly after some American companies — like Starz — decided not to renew their licensing contracts with Netflix.  However, executives announced that they were able to agree on licensing contracts with several regional companies, including TV Bandeirantes, Telemundo, TV Azteca, Televisa, Caracol, TV Globo, Telefe, and RCTV.

American pawnshops move business to Mexico

Recently, several pawnshops based in the U.S., and especially Texas, have found success in expanding their businesses into Mexico.

One of the firsts to expand was Arlington-based First Cash Financial Services.  The pawnshop and payday lender has opened 420 stores in Mexico and attributes more than 50 percent of its revenue to operations in Mexico.

First Cash chairman and chief executive Rick Wessel said of the business’s expansion, “Eighty percent of our store openings are in Mexico.  As the quarters and years roll by, it will become more and more important to the overall picture.”

Fort Worth-based pawnshop Cash American International and Austin-based EZCorp are just two other examples of some of the businesses that are investing money into Mexican business ventures.

One financial analyst explains the trend, stating, “The U.S. regulatory environment has created all kinds of headline risk.  What these companies have done is look for alternative forms of growth.”

1 killed, 3 injured in car accident during trip to Mexico

Sunday morning, 2 Farmington, New Mexico residents were involved in a car accident in Mexico.  The 23- and 26-year old brothers were on a trip visiting family and friends in Nonoava.

Sources close to the family say that the accident occurred in Chihuahua when a drunk driver in a Jeep Cherokee ran a red light, and struck the driver’s side of the vehicle that the 2 brothers were riding in.  The 26-year old was sitting in the backseat of the vehicle behind the driver and was killed in the accident.

Upon impact, the 23-year old brother was ejected from the vehicle out of the rear passenger’s side window.  The younger sibling suffered internal bleeding and was put in a medically induced coma at the hospital.  He remains in the hospital in Mexico.

The brothers’ parents and sister traveled from Farmington to Mexico as soon as they heard about the devastating accident.  The driver and front seat passenger in the vehicle, the brothers’ cousin and his girlfriend, were treated for unspecified injuries after the car accident.

20 injured in light rail collision near Mexico City

Last week, 20 people were injured in a collision between two light rail trains near Mexico City.  According to Mexico City government officials, the accident occurred shortly before 7:30 a.m. on Tuesday, August 30 at the Huichapan train station.

Reports indicate that one of the trains was stopped at the station because of a mechanical malfunction when a second train rear-ended the first.  Investigators are looking into what caused the first train to malfunction and why the second train was unable to stop in time to avoid colliding with the first.

One of the trains’ drivers and 19  passengers suffered injuries in the accident.  All 20 were taken to nearby hospitals for treatment.  The General Director of Mexico City’s Electric Transportation Service, Rufino Leon, said that all hospital expenses should be covered by the city.

Furthermore, Leon said that primary investigations lead officials to believe that the accident was caused by the first train’s malfunction, driver error on the part of the second train’s driver, or brake failure in the second train.

Tips for purchasing property in Mexico

When considering on whether or not to buy property in Mexico, there are a few things that should be known in order to help make sure that you are making the best decision for you and your family.

The first thing to note is that it is important to have a Mexican attorney to talk to in order to have their expertise when dealing with the real estate law. A good realtor and insurance company are also beneficial for this.

After having this representation on your side, it is important to look at all of the public deeds on the property and make sure that any improvements  made to the building were completed and not left unfinished.

Also, only sign a written contract when it has been notarized with the seller and it describes only the details that you have discussed. Finally, get your Title from a Mexican Notary after the payment on the property is paid in full.

Crowne Ventures, Inc. announces it will explore Nayarit properties

The President of World Investments of Mexico has announced that he has signed a letter of intent with Crown Ventures, Inc. that states that they will now be producing and exploring one of their properties located in Nayarit, Mexico.

The property, Gallo de Oro, is  a heavily mineralized hard rock where no bed rock is exposed. Significant funds have been placed to explore the area and much has been learned of the geology and its relation with the production.

The state of Nayarit is considered a major deposit of gold and silver. The WIM company was founded in 1995 and works to research and develop mines across the state. The president stated that this new project is the “perfect mining concession.”
